I just went two of our largest yearly real estate outlook conferences in Connecticut, I am also on the board for commercial real estate here and this "outlook" talk is always a heated debate.

As far as the stocks vs real estate debate, who knows.

I think at this point others are reluctant to chime in with differing opinions simply because they are not prepared to debate the issue with either Bill or Dion.

is an on-going debate among investors.As you now see, the correct answer is do both - find investors while you look for deals, find deals while you look for investors.As others have noted, it is difficult to “cold contact” potential capital source - your first contact is “I got a deal and need capital”.

IE your debate on what the return is because your refing out all your cash you paid for the asset  IE CASH OUT REFI....
