But from all of that  I do know that buy and hold is the direction I want to go in for the long-termI work full time and would like to continue working while investing, credit is not a problem for me so am sure I can secure a loan but money down is what I am working on for my very first rental.

Have you found it easier to work with local banks now that you have a syndication under your belt or does that continue to be a challenge?

@Logan Jorns, if I understand you correctly, I think you want to continue with the flipping business, but you're also looking for a way to defer paying capital gains taxes without having to wait two years to sell, correct?

The law lets you "exclude" this much otherwise taxable profit from your taxable income.If you wanted to continue investing, I would consider looking into a 1031 exchange to use the profits of your investment to invest in a new rental property.

Part of the due diligence process is discovering what service and other contracts exist, and whether and how they may be enforceable against a new owner.The leases should be assigned, security deposits transferred, and any service agreements which the buyer does not want continued should be terminated (or dealt with somehow) as of settlement date.

If I move to something like GNU Cash or Xero, is there a way to continue using class?
