Chase and Better.com have caused me nothing but problems and IMO are not worth the interest rate savings. 

The water heater goes out and costs $800 to replace (eight months of income) or a bad tenant causes $2,000 in damages and forces a month of vacancy.

Of course, any damages that are caused by me or the guests will be paid for by me.

If you're trying to terminate a lease because a tenant did something not allowed in the lease then you must first serve a Notice to Cure in which they have 10 days to fix whatever problem that caused the serving of the notice.

You want to trust and have good communication with your agent cause that is key to a successful transaction.

It is just the act of getting the big tanks down there and the old ones out, and the fear of having one leak and cause havoc without anyone knowing then having to deal with that liability.The biggest problem here is trying to figure out how to charge the tenants, etc. 

Unfortunately, there are some liberal states that are making "no cause terminations" illegal. 

On one hand you will cause a lot of turn over when trying to get property A up to market rents. 

If it's not then maybe there's something about that property that could cause an issue.
