I'm trying to decide between building an Accessory Dwelling Unit (ADU) on my existing property (secured permit) and investing in a rental property in a cheaper market.

Liberty Mutual, they were one of the few name brand companies that will cover more than 4 rental properties. 

Back when I was brokering commercial real estate 100 years ago I had a deal on a small office building fall through when during the walk thru just prior to closing the buyer insisted on checking the candy vending machine and verbally to;d us and sent us a follow up letter informing us that he wasn’t going to close because the Baby Ruth’s in the candy machine were stale.  

People can't dedicate time to building wealth.

Something that is a new build or recently fully remodeled you can get by with a lower number.

we have 7 new builds breaking ground in July all are for clients that we build at a discount for and they resell which makes the economics even more favorable for them but for our side of things I haven't looked at private money just through all cash partnerships. that's in columbus ohio 

I'm trying to see if building a new contruction 2-4 unit makes since in volusia county(northern orlando)I've only done traditional rentals with traditional financing.What range of per sq ft am I looking at all in on a project like this?
