I have two single family flips under my belt both purchased at trustee auction, two hard money loans I issued to flippers', two buy and holds one is commercial and now I'm about to open my first STR ski vacation house up after a full rehab....but the reason I really called is...I'm now looking for a STR beach house and need advice from BP on where one would find the best deals on real estate, ROI, occupancy, friendly STR laws/regulations etc.

Occasionally they do the lease but it's a pre-printed form.

Survey is a toss-up on whether or not it will be required.Is there a pre-payment penalty?

If you were talking about a situation somewhere like Billings, MT and you were renting it out from like Dec-Apr because you got relocated elsewhere for work and it would just sit vacant otherwise, that would be about the only situation where this might make some sense to me.

One thing i like to suggest is to take a pre license real estate agent course..

As much as I'd love to find a pre-built quadplex, there are none in my town.

Maybe if they had a pre-listing appraisal done and showed you listing docs that they were going to hit the market XX/XX/2019 listed for under appraised value....maybe.

I understand that a Pre-Approval letter is typically good for 60-180 days depending on the lender, however I feel I don't want to get pre-approved unless I find a great property.

If your still overseas a hands off approach will be a pre construction condo or a resale condo.
