@Kyle Neff Small multi-family seems to have a lot of popularity on the site, and @Brandon Turner advocates for them as well. 2-4 units is a good sweet spot for cash flow and will still keep good financing options, as they are still considered residential.

I have been practicing analyzing deals with the calculators and this one looks too good to be true.

Hi Guys,So i've been looking into several areas of Chicago and there is something that i cant really understand.I've encountered properties just like this one:1048 W Garfield Blvd,Chicago, IL 60609many properties in the Englewood and Back in the Yards areas...When i analyze them i see that there are "waves" in prices going up and down when the same building can be sold for 30k and then for 250 within each 5 years or so...I also see pretty high rentals there ($1100/m +) ...

.; he provides seller’s reports so I can better analyze the deal; if something looks good, I get my contractor involved and we all talk about it.My agent and I also have an understanding that I need to network with other agents to increase my deal potential, he gets that.

I've learned a lot since this post and now have a spreadsheet from Michael Blank (multifamily investment podcast) that I'm using to analyze deals.
