If people weren't obsessed with the note rate, and the world were more honest, we'd just jack your rate up.PMI is priced out as an interest rate anyways.But the sneaky sneaks think that by having the note rate be 4.125% and then quote you the PMI as a $ amount, you won't realize that your actual, effective rate, is like 5.3%.

I would strongly recommend if you are getting in to this world that you look at the calculators that BP has and start running the numbers on all sorts of houses to start to figure out what a real deal looks and smells like.  

I'm worried that the price will not appeal to investors and then it will just sit on the market for 3 months until the rest of the world takes interest in it.

Unfortunately there is NO easy answer to your question and your situation isn't much different than most of the people in the world today.  

We have primarily invested in raw land (20-40 acre tracts) but are delving into the buy and hold rental world.
