Should I market it now or wait?

I have a client who wants to sell his rental property here in Kansas City. The tenant's lease is up in March. What I'm trying to figure out is whether to recommend putting it on the market now and promoting it as an investment property, or waiting until March, when we can go month to month with the tenants and get them out of there if the place is bought by an owner occupier. Based on the amount of money he put in to fixing it up, the asking price will need to be at the upper end of the range for that neighborhood. I'm worried that the price will not appeal to investors and then it will just sit on the market for 3 months until the rest of the world takes interest in it. He would prefer it not sit either. Could I get some feedback as to what would be the best plan of action? TIA
