I've used Northpointe Bank and they have a lot of programs that you can take advantage of because you are house hacking.

The problem will be finding financing on a deal where the home inventory is almost equal to the land value (and you’re not getting chunks of money to pay off that home loan if you’re doing a rent credit program)

He got some sort of grant money from the Louisiana Road Home program by committing to 10 years of low rent.

Should I mention anything about lease to own programs (such as home partners, dream america, or divvy) or should I get him in touch with a lender since they have a good bit of time to get prepared?

There is no VIP list or cherry-picking the "best" deals and giving them to "preferred" investors.

@Ray Danishyar After watching hours of youtube videos, I have a few ideas and did purchase some programs to help me generate leads, repair cost, deal analysis and so on. 

The Federal budget has all kinds of doors for low and moderate income loan programs coming, just not there yet. 

@Sam Trulli you should invest into a mentorship program such as Pace Morby's SubTo program or Vena Jones-Cox's Wholesale School.

You have to have something to give to get something or VIP access to learn.
