I'm moderately knowledgeable about the finance side (my partner handles the finances for our business) I'm considering building a new home for my personal residence, but I've never done it before and I don't have experience coordinating a new home into a successful project.

I would make sure you lease agreement is in order, especially concerning the higher probability of 'college problems': Growing/selling marijuana/noise violations,supplying alcohol to minors.

VRBO said moderate performs the best with them, you could try changing that.

These sources may require that the property be marketed to and/or rented to a specific group, e.g. lower and moderate income families or families with children.  

@Jason Genovese We've encountered basically three kinds of lower income neighbourhoods:blue collar - moderate houses, a sense of neighbourhood exists, crime is not necessarily any higher than {lower} middle class areas.

A real estate short sale occurs when the lender and borrower decide that selling the property and absorbing a moderate loss is preferable to having the borrower default on the loan.

On the other hand, some moderate school districts where the ARV's are slightly lower, but rents remain strong are Garland, HEB, Keller, North Richland Hills, SW Arlington & some of the smaller communities north of Dallas.
