Hello.I'm doing about 70 title searches manually by digging in the public records before submitting my bid at the Palm beach county auction.I need to know mortgages & any recorded liens.I'm looking to get more efficient and have technology  on my side.Anyone know about title search machine?

and one more thing, the people that do you say they are having a good experience with turnkey are very naïve because they have only held the property for 1 to 3 years and nothing has happened yet  Kind of like buying a new car it really runs perfectly for the first three years and then watch how many bills you start getting when you take it into the mechanic  Kind of like people who invested in technology stocks in 1999 and 2000 thinking they were genius because for two years they made great returns and thought it would be so easy well look what happened, same thing in real estate there is no easy money

This answer is not directed directly to MIke but his question is what most people seem to want these days, and I understand the reason, but in our Industry, all these fancy smancy technology (and I love fancy smancy techology-I'm a nerd actually) I don't find it productive in our Industry.

I am in a fortune builders seminar and they just showed us a technology where you have a prospective buyer send you a text off of your sign and then the receive an auto text response and an automatic phone call.

Technology on change of addresses and vacancies has changed since then, but a good example of thinking differently.On our accuracy, it is really easy in most counties to go to the county and verify.
