People will write off everything in E Saint Paul because its a "bad" area, but its as large as a small city, so there are some great neighborhoods and some terrible neighborhoods.I think the major competitive advantage in the Twin Cities is that its very steady.

I will,take care of the high potential equity based leads.I advertise on radio, TV, direct mail to commercial owners, and make offers on expired listings.I don't think you need a partner unless you feel you lack some education or skills that another can provide.I would keep it simple, I use a system that I developed10 years ago, it is call Control and Roll, control properties and sell at public auction.

Is a good questions.You need to understand how seller financing can benefit the seller(write a list of seller financing benefits)  and how you can show them that their mortgage will be secured and what they can do (leverage) with the note if they need to liquidate in a hurry.What ever they say, put your demands and request in writing in your contract offer.Verbal words help, but the written word in a real contract offers is much better.

Personally, when a crisis pops up and they always do, having available cash in the bank truly liquid is a lot better than having to scramble from here and there to make it.

It's all taxed exactly the same and, if it's a single member LLC, uses the exact same form (Schedule E).
