Make sure the park has a good reputation (or at least not a bad one) so it's easier to find buyers.Know the park rules very well, so you don't make the owner mad or get stuck with a trailer and lot rent that you can't unload.Find comps just like you would a regular house and figure out what similar homes are selling for.If you can buy them for cheap enough you can make decent money.

Having higher expenses is a function of the operator and as you can tell from the posts above, everyone has a different level of expense.We always  seek to drive rents, we know what our expenses  will be but each additional dollar in rent is a documented income when assessing a property.
