How have yall put that into writing with your mentees? 

Meaning write the description, take the photos, figure out how much you plan to charge.

Specifically: "Under Florida law, Citizens may write a new insurance policy only for property that meets one of the following eligibility criteria: Coverage is not available from a Florida-authorized insurance companyPremiums for coverage from Florida-authorized insurance companies are more than 15 percent higher than the premiums for comparable coverage from Citizens"The entire state has the potential for sinkholes due to our geology (limestone is not our friend). 

If something isn't done right, at least I can submit a complaint via Better Business Bureau or write a bad review somewhere to make them more careful about it.

The best thing to do is work out all the details in writing before you get started so there are no hurt feelings or misunderstandings. 

You likely want to take advantage of being able to write off items as if the property is a rental property.

There is a small company, Wayne Insurance Group, out of  Wooster, OH that only writes in Ohio.

I wish I could just write him a check, change the names on the deed and call it good.
