What are the drawbacks of refinancing an after-cash purchase versus just financing from the beginning?

I sent her $5000.00 earnest money (to be refunded if the deal fell through) Then she told me I had to send her the rest of the money before we met to close the home plus money for a warranty deed versus a quit claim deed.

Take your buy and hold profit estimate with a 10 year NPV on you potential profit; versus Flip/Resell profit.

I have long been focused on the small multi-fmaily market; however, I am increasingly trepidatious about the volatility of this market versus SF in the relatively short-term--say the next 2-5 years. 

I would appreciate any input to help us understand the difference in G/L insurance exposures/coverage for a “real estate investor” (separate business, not directly performing construction work) versus a general contractor (directly performing construction work) in NYC and northern suburbs.

To your more general question though...people are going to want to take vacations and I would argue for the near future are going to prefer private residences to do that versus big hotels with lots of shared surfaces.
