Hyatt is $1k/3mo, Executive AA is $7500/3mo, and the SPG is $5000/6m.You need to know you can spend that kind of money in that amount of time.

But I think this will have to be the way to go in the future especially in this market.As for the two properties that I mentioned in the original post, they actually recently sold for close to what I offered which is somewhat disappointing knowing that I was in fact close; but also feel good that my analysis is solid, just my execution is lacking.

biggest thing is to learn by doing, put a gameplan together and start executing, the longer you wait the more you're gonna miss out on. 

But sometimes people switch jobs yet remain in the same industry.For example, if you were a staff accountant in the software industry and changed jobs to be a staff accountant in the medical field, that would considered an acceptable move by a lender.Other times schooling or training can have an effect.Imagine you spent the last four years completing a degree, and worked a couple of temporary jobs during the summer.

I would personally be more worried about it happening if I were dealing with Bob who lives across the street creating an LLC for me and 3 of his friends, versus a large company with enough money to hire the right lawyers and staff.

@Stephen TsanFirst, you should familiarize yourself with the Residential Tenancies Act for Ontario and, perhaps more importantly, how  the Landlord and Tenant Board (LTB) interprets and applies it.In Ontario, a landlord may not collect a security deposit, but may request "Last Months Rent" at the time the lease is executed.  

I'd imagine getting medical staff/students is fairly easy as you get in close proximity to the campus, but I also know that some of these neighborhoods bring mixed opinions.

I would ask if they have an on-staff handyman and how they handle the repairs of your home.
