I also consulted sites like Home Advisor.com, and checked out prices at the big box home supply stores.If you send me your email address I will sent you a copy of the spreadsheet.

I think it would be very difficult to enforce the property delivered vacant as the tenant needs to be served proper notice. 

But on listing sites they lowered thier asking price on house.
