My question isn't so much about competing with them, but rethinking other aspects of property management.For example -- it's 2am, and the tenant discovers a leak in the toilet.  

It's just that all the legal aspects and paperwork must be handled by the licensed realtor.

I can go through about 90% of these basic aspects of RE and identify, directly, the influence, applicability and cause for every deal I've done, I see the same thing for the deals done by others mentioned here, every single transaction is based in the understanding of RE, not what most study here.

Now, take out land and capital as those aspects are pretty well understood by RE investors.

The initial setup is tedious as I haven't found a way to import this hierarchy for a new property.Also, I love GC but moved to Buildium for the property management aspect of it.
