However, I've been warned that investing in vacation rentals can prove disastrous if the politics of the region are unfavorable.That is, in certain areas in California (Coronado I've heard for instance) the city has essentially banned rentals for under 30 days, effectively destroying the Air B N B and vacation rental market there.Does anyone know if there's any such push in the Avila/SLO area by local politicians or the community?

Birmingham, Atlanta, Indianapolis, St Louis, Kansas City, Memphis, Little Rock, Indianapolis, Greenville, Jacksonville, Tampa, Houston, San Antonio, Little Rock, Milwaukee, Cincinnati, Dayton, Cleveland, Ohio, or other secondary or tertiary markets.

Some details about the house:- 3 Bed/2 Bath located in Old Town Scottsdale, AZ- Tile flooring throughout entirety of house- New roof installed within last 8 years (passed inspection so not planning to fix yet)- Carport in large driveway that covers about 20'x20'- Backyard space that has old brick/uneven rocks and ugly railroad tie rock gardens- Kitchen (with no oven) that will need a remodel- Single pane windows throughout entirety of house. 

The decrease in unemployment was from the prior month and for the entire Austin MSA which includes Round Rock.

Ultimately I would guess you need to build a rock solid team first and foremost, the same necessity that I needed to do locally.  

All these financial institutions learned from the gains that Black Rock made buying up tons of distressed assets pennies on the dollar for cash.
