You need demographics for the area because certain retailers and businesses will only come into an area with certain traffic counts, population levels, and median income levels.     

Pull traffic counts.

Ceramic tile is much tougher and will withstand normal traffic better and therefore longer while being more costly.  

I think though in city locations no impact except maybe traffic...
