So, I think the property taxes not being paid will likely be the first trigger to get the property back in commerce.

(Super competitive and hard to find, expect to pay over asking price and don't be discouraged if you can't find one) If you're ready to pull the trigger I can introduce you to some investment savvy realtors in Savannah.

If I put the properties in an LLC, my fear is it will trigger a due-on-sale clause.

I almost pulled the trigger on a duplex last year but was a day late.

After years of reading books and listening to podcasts, my wife and I decided its finally time to move the ball forward and explore pulling the trigger on investing.

The good news is that you triggered some keyword searches :) The bad news is that "agent" is about like saying that you need an accountant. . . there's a vast spectrum out there!
