Rents are $17,700  with tenants paying their own utilities and total costs are $12,030 including the mortgage payment.(10% management $1770, 5% vacancy factor $885, maintenance $885, lawn care  $900, 10 % Cap ex $1770, Payments $5820)This leaves $5670 dollars a year in cash flow for a ridiculous 56.7% cash on cash return!

However, if a bank states they'd like to see funds in a bank account for at least 2-3 months, before they are willing to accept those funds as a down payment, it doesnt leave many options.Example:  I need 20k down to purchase my first investment property and i have a HELOC for 100k.

Dont ever go to the property without a witness and have a constable with you when you are changing the locks once the eviction is complete.There is a chance he will leave once he gets the letter from your attorney.
