I have an assignment Lease Option REI business and was wondering do other Lease Option assignment folks pre qualify their tenant buyers before you assign the lease option agreement and if so, exactly what process is used?

My lease says that the tenant is responsible for flea and pests control related costs that occur during her occupancy.

Hello,Since I live in a more expensive market, for doing lease options I would imagine I would need to target professionals such as doctors, lawyers, small business owners, management people, who either have issues with credit or are just getting started in their respective careers and little credit history.

Right now, the leases on my properties start in April, June, August and September, and if I went under contract on anything else in 2018, the lease would start in Nov, Dec or Jan. 

You can lease option with motivated sellers for just about any type of property.
