The problem is people are struggling in a merit based society and global capitalism only makes it worse for them as the wealth got spread around. 

., down payment, terms of the loan, DCR requirements (global and on the property), costs of the loan, interest rates, amortization, etc.

With the global economy in a tailspin and nary a sign of it stabilizing, the likelihood those loans will be paid in full — whether through refinancing or property sales that can satisfy lenders — is slim.The shrapnel from this ticking time bomb will be absorbed in virtually every major metropolitan area in the country.

Not to mention the **** show of global economics.

I know an appraiser who says anytime he gets challenged it's almost a competition just to prove that he knows what he's talking about but will sometimes raise his appraisal by a couple hundred bucks just as a slap in the face because he knows it won't make a difference.

I would review recently sold comparable sales and make a competitive offer.

If your rental is getting significantly less interest than your competition, it is probably priced too high.
