We will need to wire the funds a day before closing and if the seller doesn't show up on closing then wholesaler would extend closing to a future date and our funds will be stuck...The dilemma here is if should we wait for the seller to back out so we can get our 5k back or back out anyways and loose 5K because of all the above reason.. leaning towards later.What would you do?

Might get some fisherman in the spring + fall to extend the window.

I am a little familiar with northern Ohio, as I have extended family there.  

The good news here is that it is a real issue and the seller is going to have a hard time ignoring it, since its' a problem that can escalate into some not-nice things if left untended.If it were me I'd ask for an extended inspection period contingent on the seller having the crawlspace dried out.

The federal ban on evictions has been extended yet again, bringing relief to tens of millions of renters struggling to catch up.The Centers for Disease Control and Prevention extended its federal moratorium on eviction for non-payment of rent until June 30. 

Just make sure you don't overpay for the property because of your timeline, better to extend the lease another 6 months or talk to the landlord about going month to month rather than overpaying.  

Interest only payments during the term of the loan with the option to extend at the end of the 6 months for an additional point.

Note that Northam and the legislature in their infinite wisdom have just extended the moratorium until July 1, 2022.

I will extend a day or so if they give a good, specific reason why they need more time.

Other tenants have informed us they have seen this tenant in the unit.I will like to move forward with eviction however I know the eviction moratorium got extended.
