We usually handle our own renovations without a general contractor, but we have the time to be there when needed, have good relationships with electrician, HVAC, tile guy, etc. , and do much of the work ourselves, anyway.  

Are you using hard money or have you built relationships with private money lenders?

I definitely see the advantage of staying out here as landlords here do have some things in their favour, but it just isn't plausible for my relationship.
