@Mark Sewell - I agree with @Aaron Taylor, if you got 307 click-through to your landing page, I would expect that you should get at least a few leads, so I would split test/optimize your landing page design and offer. 

My top strategy now is an ADU conversion or home addition that I could design for STR (separate kitchen, bathroom, etc.).

The pass-through would occur in the partnership or s-corporation scenario.The taxation of the income would depend on the designation of the taxpayer whether they are considered a real estate professional or passive investor as well as whether they are renting or flipping for example.
