The last thing is military are not my favorite demographic!

I hear horror stories, but I also hear about scenarios where there are no problems.One strategy with Section 8 I heard is that you can specify the age demographic of your tenants as 55 and older in order to hopefully get less at risk tenants.

Otherwise it's illegal to put shared utilities in tenants' names, and you have to eat the cost, or try to bill back using some RUBS system, which can be tough depending on your tenant demographic. 

Again, this might be because of my target demographic (C+) just being fickle.

Very interesting read and i think it would be helpful.long term....gotta look at macro scale, demographics, and how you feel about loacation to actually live.I invest in urban areas that are growing in population.
