I even rented to a woman with a 2 year old and I mentioned the lack of a tub and she said she just takes her kid into the shower with her.And I was also thinking that this would be the perfect way to avoid families with small kids, if you didn't want them.

I just did the same thing with a single young woman moving across the country for a nursing job at CHOP.

The only million dollar lawsuit I can think of that I learned of recently, was a woman in SF who successfully sued her landlord for discrimination based on her request for a reasonable accommodation, which the management continually denied for years.  

The broker introduces me to a woman who said she manage a lot of the broker's clients' houses and pushed me to sigh a contract with her.

After allowing a woman and her 3 kids to remain in a house for over a year while only paying about 4 months of rent she (and her kids) wrote on the walls, cabinets were torn down, she didn't even let me know she was finally leaving and left the door unlocked, grass uncouth, fixtures gone.

Don't assume that the woman will take leave, could be the guy.
