A quick search seems to come up with companies willing to fill this role for $100+/year.Should I be paying for this service for each LLC I form now and in the future or should I use myself or my spouse?

Intrests for the future are in multifamily and rental areas properties. 

I had to do a heating system this year on one house, but I knew that I would at some point in the future back when I bought it so I just assumed it as a budget item then.

We may flip houses in the future, but not currently.

Your future TEAM members.Research Notes, Land, Self Storage, Industrial, Retail, Office, or other real estate asset classes that you maybe interested in.Lots of other ways to take bigger uncomfortable steps to get to your goals faster. 

Make sure the LOC you are receiving is large enough for your future flips.
