I agree with the other comments that you should also shop around to find other lenders and also take a look at their underwriting to see if there are any discrepancies.

I agree with the voice inflections comment. 

She's 75 now and it is uncertain if she would be able to still live on her own long enough be safe from Medicaid forcing a sale to cover her long-term care expenses.I've considered buying it from her and she pays me rent, but there seems to be some legal issues with that.I've read some comments about a trust, but any insights would be welcomed.

Great comments from all but the root of the problem here is that "5 years to financial independence" is not a realistic game plan with real estate or any other financial asset despite what some gurus might tell you.
