The lastest episode of the BiggerPockets Podcast (#524) explains this more.But to answer your question, yes, it is real estate wholesaling is "real" but it is not "simplistic".

If have an interest watch teh American greed episode on Remington Financial.. and the person who took them down  Ingrid Robinson its a must watch I think for those of us in the industry.

I also watched tens of bigger pockets episodes on YouTube on all types of investment strategies - wholesaling, BRRR, flipping, mobile home parks, section 8, etc.I took all of this info and researched somewhere between 15-20 markets (Arlington, Birmingham, St Louis, Jacksonville, etc) these were taken from bigger pockets guest’s markets or places with high rent to purchase price ratios from BP data.

The latest episode that really stood out to me was when economist Mark Zandi of Moody's Analytics was interviewed.Best,

It is often unsettling to spend that kind of money for a room that is obviously very 1965 on the inside with paint slapped on it and some vinyl flooring, and the furniture looks like an episode of Saved By the BellWhat's even more annoying is how they have their staff come pounding on the door at 9am when check out ain't for 2 hrs and you're trying to get that last hr of sleep in.
