If it is just flooring, paint, fixtures, cabinets, etc, then 10% is fine.

Once after I complained that people were moving back in after their eviction and taking out the furnace, (they already had the air conditioning), kitchen cabinets, etc, they did board up the window and lock the doors with padlocks. 

If you were great in high school woodshop, then maybe you can hang cabinets. 

Go to home depot or Lowes, what ever your materials store maybe and figure out pricing of items everything from cabinets, fixtures, flooring.

The 6 plex is currently only 50% occupied and 2 units need some thorough renovating (all new flooring, cabinets, bathroom gut job, wall taken down, etc.)I have yet to establish a real great relationship with any contractors in the area.

There is room for either way, but there would be more room for a larger cabinet with counter top if we stack the units. 

That is: Curb appeal (Put some flowers, mulch, rocks and paint porches if any), Kitchen (Paint cabinets if old, fix floors if tattered) Bathroom (Fix tattered floors, paint with brighter colors).

I almost always update the kitchen, meaning changing the cabinets, floor, if possible open up  a wall, if not open a breakfast bar window.
