I'm looking to build a team to possibly start investing there.

My strategy right now is to sell the land to a real estate developer to develop the home at a steep discount ($150,000) but make a claim on the stake of the overall project to get my remaining money back, plus the profit of the build. 

Then one day my father-in-law said “Why not build?”

PS I love Charleston .. just tied up a lot down town to do a new build on .. very tough to find lots there that work !!

Generating scripts and building a database?

My plan is to work on on-market deals and focus on building long-term relationships with agents to bring me pocket listings. 

Why would someone sell for so cheap, and you being brand new just happened to find this amazing deal.

To be clear, I'm thinking I would do the above for several years while building my portfolio and learning, and then solely focus on my portfolio once I'm established and am generating enough income to live off of.

Are you brand new to real estate or just jumping into commercial for the first time?

It's about researching and networking effectively but most importantly, building relationships with local experts like property managers, contractors, and real estate agents.The BRRRR strategy can be profitable but it relies heavily on trustworthy partners.
