The one gardener I had planted the front flower bed with vegetables which was ok with me but did not really add value.

We plan to live in the detached suite and rent out the main house for $2900+ (4 bed 2 bath).

We monitor listings in the vicinity of our properties (even been known to send folks to look as interested tenants) to track the "value" of our offering in the context of our competition and market demands.If both units are in the same location (or even building), perhaps the 2-bedroom is a better fit for the neighbourhood and clientele or has more appealing decor or layout.If one of the bedrooms in the 3 is small, you could try advertising it as a 2-bed plus office and see if you can get $975   (better than sitting empty).

Add a sofa bed and you can sleep 4 but that’s not as appealing as a Real bed. 

The property that I was basing this example on, the 2nd unit was a 1 bed/1 bath.

i'm thinking about buying a bed and breakfast and living in a carriage house on property. wondering if this would be a straight commercial loan, mixed use, owner occupied or what?

Right now rents are strong, you can get $800 for a 1 bed, $1100 for 2 bed, and up to $1300 for a 3 bedroom.  

maybe about 8 at most at any given time. of course , I am talking about a 3 bed,  with a basement above 950 Sq ft

BP family,I'm exploring house hacking in the Connecticut area and have come across some good multifamily deals but also see a few 1-families with a similar amount of beds & baths.

It's a push-pull -- newer nursing care centers have to be within Allegheny County for quick transportation to the many intensive-care hospital beds, but typically not in the city proper because property values are too high.
