The Scenario: I self manage my vacation rentals and looking to automate as many aspects as possible. 

I do however have some overhead that gets chewed up each month paying for things like my CRM/Automation/Subscription to data providers, mailer, etc.  

It is a free platform that puts all the numbers at your fingertips and has compatibility with Cozy and your bank accounts, which helps automate a significant portion of the management.

You are NOT a bank or a financial institution that can keep such instruments in your portfolio for the long term.

That's been the easiest way for us to skip trace, and send out mailer sequences (so you don't have to keep track of the last time you sent them, it's an automated schedule). 

Typically we only put in what is needed (underwriters like to scour and question, so the less there is to scour, the easier the conditions are on a borrower), but adding extra money into the mix can sometimes do the trick to overcome any objections the automated underwriting system is having. 

But a HELOC is not intended to be a long-term debt instrument. 

I used an excel for a while and that was my favorite but I am forcing myself to automate more.  

Once I got the automated parts of it figured out, the amount of potential contacts that I have on a daily basis increased significantly

Also I would like to know what CRM people are using and what helps you automate follow ups and things like that to stay top of mind.
