@Parris Crockett I originally owned a duplex (owner occupied.. total fixer upper) and after that, when I started looking for my next property, it took almost a year to acquire. 

I was just curious about the simplicity or lack thereof in terms of dealing with Fannie and acquiring a property from them.

A DEAL SECURED WITH MISTAKES: I did my first deal recently where I acquired 8.5 acres of vacant land in Arizona, but the mistake I made was I acquired it on terms because I didn't have all the cash upfront to close the deal. 

I don't have pro, so I don't have access to the rental property evaluation tool. 

So my best advice, acquire more units.
