I'm from California as well (Southern) and currently investing in Columbus, OH.  

I have some money saved and am looking to expand either San Diego or southern NH.For those in San Diego - any recommendations on people to know or clubs to join?

Seasoned investors in Southern CA, if you are analyzing a deal, how are you calculating your closing costs?

I manage homes in Southern California for many people who live locally and just dont want to deal with the possible headaches of landlording.  

That said, $65K is not much seed money for a flipping business in southern California, and the cost and complexity of the structure may not be worth it unless you also have a good chunk of personal funds to put into the entity as well.

Granted, you may not be able to reach the peaks of a market like south florida or southern california, phoenix, etc...but at the end of the day you won't be subjected to a huge tumble in property values if the market stumbles...and you would in these areas I just mentioned.  

My wife and I are looking to invest in a vacation rental here in southern California as well as our first BRRRR deal in 2016.  

By the way, this is Burlington, NC and in Southern Alamance school district.

East Marietta and the area near the square is pretty affluent too, by Southern standards.

I currently attend The University of Southern Mississippi and will graduate in May.
