He is of the mindset that if he left the property to all 5 of the kids, a bank will not allow my brother to use it as collateral in any future upgrades to the property because of 5 people being on the title.

Does your lease say anything about tenant repairs/upgrades?

I sent them police report of the assault and hospital paperwork showing broken eye socket.  

The place has been trashed, a few light fixtures have been broken, and one of the windows has been cracked.  

If the home is missing upgrades and curb appeal, 60 to 90 day vacancy and 850 rent.

@Rocky Griffin The title company I use is Titan Title & Closing Co. in Broken Arrow.  

Further, should the current tenant (a single guy who doesn't mind paneling, worn carpet, old cabinets etc) move out, it would need considerable upgrades.

You will not be the one dealing with leaky toilets or broken appliances.  

He helped me do a little foundation work (minor work), reroute the dryer vent, and replace some broken shingles on the roof from a fallen tree branch.

@David Lawson - I would think before someone helps you asses these properties that they would want more of the numbers broken down pertaining to the properties and what the end goal is.
