After becoming much more involved in wholesaling I decided I need to stop delaying and just pull the trigger here in BP and get more active and make more connections. 

Prospects are drying up across the country, but there are sooooo many aspiring wholesalers willing to pay for advice that, while useful when homeowners couldn't ditch their houses fast enough several years ago, might not apply today.  

Don't get discouraged if you have a couple of duds or dry runs. 

That's the goal.I'm extremely interested in learning rehab - all aspects - from framing to dry wall to electrical to plumbing, flooring, cabinetry etc.

This would be my first investment and i am having trouble pulling the trigger.

A transfer to an LLC can trigger the clause and should therefore be avoided, even though banks are hesitant to ever foreclose as long as the note is being paid.

If you want an agent to bring you deals rather than someone else in his/her sphere: be specific about what you are looking for(this is huge, people tell me all the time to send them deals without telling me what that means to them), show that you are capable of buying, be ready to pull the trigger if they bring you a great deal, be respectful of their time and listen to their advice.Hope that helps & good luck!

@Darien Ici Whether or not to pull the trigger depends on a lot of things, but if you are just looking at the math, $400 a month actual profit on $40k invested is a very good return on your money (12%), especially if you consider the extra tax advantages.
