I also create 3D tours that make it a bit easier if you can't make the trip & improve exposure on resale.

That said, I've toured everyone's house, and I added the most upgrades in my area by a good margin.How much value will an appraiser account for in terms of the 45k in upgrades? 

@Chris Scott  A low-tech way of solving this problem is to "tour" the site by claiming you want to rent a unit.

You can also gain a lot of information attending local property tours and get a feel for rehab numbers.  

I toured a 12 unit property where the numbers looked good, I liked the location and layout, but I found out that the whole thing was constructed with 2x4's.

Perhaps tour a property and stop into the management office and visit with them.  

With the integration of interactive virtual tours (not just photo slide shows or walk-thru videos that drag you through a property), what's stopping rental property owners (RPOs) from using the new technology to market their properties? 

I found this property, found the owner's contact info and set up the initial tour by myself but feel bad about my agent not being involved.
