My partner and I are under contract to buy an apartment complex and it happens to be in an opportunity Zone we didn't even know it when we went under contract for the apartment complex and some nearby a couple of other complexes that we have and this one just happens to be in an opportunity Zone doesn't even appear to be a rhyme or reason as to why it's in an opportunity Zone. that being said it's not a redevelopment project and we're not going to be able to take advantage of the tax credit because there's no way that we can put a hundred percent additional Capital into this particular project but what it did is it got us thinking there might be another property nearby that does need that kind of redevelopment and so now we're actively seeking other properties in that same area that will help us build our existing portfolio and potentially get significant capital gains tax deductions at the same time.

I am considering using ePipe to resolve pinhole and slab leaks, rather than a complete repiping project.

If so, is it enough to provide two pro formas: one showing the current rent roll and proposed purchase price and one showing the projected rents upon full rehab?

This way you will know if you have a winning project or not before you pay for the appraisal.

Now I’m low on cash but very anxious to start a flip project.

I am an active investor in the area, and I'm hoping to form a relationship with someone interested in working with me repeatedly on numerous similar projects as they come up.Some things to note: I live in California, so must be willing to work with someone remote.

Agree with @Lee Ripma.Rates are better for larger projects.

I always ask myself the question once I am done with the rehab of each project. 

Biggest challenge was I tried to do too much myself, failed a lot, but in the end learned a ton to be better for future projects and still made money.

The path of progress is the “street car” project which runs from downtown to the plaza.
