Based on this experience, apart from a couple of speculations in Florida and Las Vegas, all I now do are local (Marin area) rehabs and flips as these have proved to be the most dependable and lucrative sources of income. 

There are fundamentals that point towards more market appreciation in the long run, but in the short term, it's speculation. 

Vrbo might be better or as good as abnb just speculating there as I rent Bbear off vrbo.

.^ while that is purely speculative and may not happen, I see that happening....Overall I think the markets we have seen grow over the last 5-7 years will continue to have good performance as these workers rebalance across the nation with the newly allowed work from home culture happening.

If you give more specifics, people can answer better, I am only speculating.

I see the market at an all time high and I never, ever ever speculate on property values going up nor do i count on this for my deals.

It turns things from real estate investment to real estate speculation. 

.- Appraisals are done based on the home's current configuration and use, not based on speculation about historic uses that may, or may not, have followed all the relevant ordinances.- Sometimes an appraiser will comment that the property is "legal non-conforming (grandfathered)" or something like that, and generally you are good to go.- Long gone are the days of cherry picked appraisers.

Once any of the detailed signal a flag it's no longer a happy harmless "Just a UCC filing" So we are still speculating on what the UCCs in question relate to.
