It includes a penalty clause for late finished.How can I fire a GC during a job if we've signed a contract for the whole job?

It requires a 15% down payment off sum of purchase price and rehab dollars needed, done as a 30 year term, no pre penalty if you want to fix& flip, uses projected future rent from the house as extra income to qualify.

Project 80% complete, migrating out of hard money into permanent debt structure, seeking non-recourse loan to fund the final leg of work and repay HML in one go.

I am seeking some direction

Nobody knows the market better than the people on the ground working in it every day so seek them out and ask questions. 

Seeking appreciation is higher risk and it keeps you starting over every transaction.
