However in my market I have noticed that OpenDoor purchased homes above market value last year and there are a handful of them sitting on the market now with considerable price reductions that were purchased then relisted listed in May or June of last year.

I did get a reduction of interest rate over traditional finance, reduced closing costs (no appraisal, etc.) and a much easier close process (minimal documentation was required).I think you will need to work hard to find a seller willing to finance with a small or no down payment in San Diego.Good luck

Or you could amortize the payments, which means that each time you pay the Seller some of your payment goes towards principal reduction so that by the 20th year the loan has been repaid in full.The fact that the Seller doesn't want to pay expenses, wants a monthly income, and the place needs rehab (so you can force appreciate the building) should be music to your ears.

I can deduct the mortgage interest & my tenants help pay down my mortgage so I don't have to pay taxes each year on that principal reduction.
