With the economy and market as they are, should I continue aggressively paying down the HELOC to potentially borrow against again or should I just pay the Interest Only (IO) payments and seek other funding at the current day higher interest rates?

It will be a more cost effective rate than a Heloc.

How do you find potential revenue, vacancy rates, etc

The markets you’re exploring have a lot of potential, and it's always great to connect with others who are diving into similar areas. 

I'm located in Northeast Georgia, and we're currently seeing a trend where specific incentives are being directed more towards covering closing costs rather than rate buydowns.

Was supposed to close today finally but learned that 1. the lender suddenly changed three days ago, and the closing costs including pre-paids are over 13k.

Replacing a toilet can be relatively cheap but wasting water via a leaky toilet can add up to thousands of dollars in costs.

I've been on teams that reviewed a bunch of CRMs and it mostly came down to what someone had used in the past, for the sales people, and how much it costs, for the managers.

This allows for a wide variety of ways to achieve the goal thru all aspects of real estate; investing in assets that have great capital gains potential but may not cash flow (options, land, redevelopment, gentrification, etc. ) utilizing “fee income” to build my estate (syndication, brokerage, partials, participations), and “creating” high yielding notes, and “creating” wealth through creative real estate buying, selling and exchanging.
