You might want to check with the court, as you have the eviction judgement, and surely that still stands.

That is the way that you keep this behavior in check.Don't let your greed for late fees cloud your judgement on this issue.

I won the judgement for possession yesterday - now patiently waiting for the automatic 10-day appeal period to expire to file the writ.  

I then told them if they just cleaned the house I will not seek a judgement.  

I think the biggest thing I learned to not trust the maintenance guy with judgement calls and always be upfront with communication and what he is actually charging for.

Myself I'd entertain the option to let them pay however they want, but would make a judgement call based on how they've been.
