I totally agree with @David de Luna feelings of frustration and uncertainty tend to occur in relation to inadequate basic needs and monetary problems during this crisis.

The traffic has become worse but I have yet to sing Good night Irene because appreciation keeps occurring. 

Should I have a tenant sign a special document releasing me if any accidents occur (god forbid a swimming accident should occur)?

Won't do no harm to try, just for a few test runs then :)
