.- you get genuinely excited about researching potential new markets to invest in, and set up spreadsheets to compare different aspects of multiple markets (unemployment rates, vacancy rates, population trends, etc.).- you're planning on taking vacation time from your "day job" to go visit some potential new markets to invest in.Guilty as charged on all counts!

My initial thoughts were to remodel and rent as a SFH with the knowledge that converting it to office space for a business might not take much, if any transformation. 

That was really a transformative process when I went from serving other clients for a commission to being my own best client and actually taking properties down myself.

So successful has this transformation become that most of our student tenants are attending university with the objective of getting a piece of paper to secure employment and not to enhance their cognition and for the sake of knowledge.
