They can also see details on the properties such as address, statistics, data on the loan, pictures etc.When we have new offerings they can see those too and invest at the click of the mouse and electronically sign their subscription documents.

The landlord, at commencement of the tenancy, must ensure that screens are installed in a reasonable condition.

But you are doing the right thing by getting independent data.

IMO, the biggest reason for properties with higher appraised value than selling price in smaller counties is due to the volume of sales data available.

Thank you for the advice, I will defiantly check that app out...I was just doing my research and was considering a place that I can find motivated sellers who would be willing to owner finance or would help me earn enough income from selling off the good leads that I could eventually pay cash; but after seeing this crime data, I am sorry but I am not going to be considering buying rentals in that area. 

So thanks to those guys for resolving this one for me.I'm sure the trash thing will be a problem however, the duplex is on a corner lot so ensuring the trash is not visible is not simple.

If nothing else it helps to figure out what the "data entry fields" are that you need to know. 

And ask them to ensure they are disposing and putting their cigarettes out properly to avoid any future occurrences.
